Maintenance Supervisor Hialeah 1/23/2024

Job Summary

The Maintenance Supervisor is responsible for performing routine and extensive preventative maintenance for 100 unit complex.   This a temp to perm position.
 

    Credentials, Skills, Abilities, and Experience

  • High School Diploma or equivalent preferred. Bi-lingual Spanish/English preferred.

  • Knowledge of general maintenance including electrical, plumbing and HVAC required. .

  • Skilled knowledge of maintenance/construction trades including carpentry, drywall, electrical, plumbing and HVAC.

  • Must be able to communicate effectively.

  • Possess valid Florida driver’s license and safe driving record.Must meet insurability standards in order to drive.

         Essential Functions

  • Supervise or implement all authorized maintenance projects, apartment make-ready and contract work. Assign work orders to maintenance staff and ensure timely and proper completion of work.

  • Regularly inspect grounds and building exteriors to ensure safe conditions that meet environment of care standards, related codes, regulations and agency policy.  Implement preventative maintenance and capital needs improvements within budgetary constraints.

  • Maintain inventory control of supplies and utilization of maintenance equipment on a scheduled basis. Perform scheduled equipment maintenance as required by manufacturer’s recommendation to ensure proper functioning and longevity.  Maintain documentation timely and accurately based on upon material safety data requirements.

  •  Maintains records of scheduled maintenance procedures, supply estimates, repair parts and orders as needed..   

  • Respond to emergency maintenance requests such as clogged drains, broken doors and windows and toilet repair and replacements.
  • Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures, tile repairs, small electrical and plumbing repairs.  Performs outside landscaping and custodial duties such as mowing as required.

Normal Working Hours and Conditions

  • 40 hour work week excluding a one-hour meal break.

  • Must be able to lift and carry 50 lbs.

  • Reliable transportation is a must.

  • Must be capable of using and climbing extension ladder.

  • Occasional weekend or evening as required.

  • Some travel may be required.
